1.  Property Maintenance

 

Coordinate and maintain yard, plumbing, septic, electrical, trash service, cable/satellite service, pest/rodent removal and spray, minor emergency home repairs, light bulb/air filter/cleaning supplies/propane/charcoal replacement and refills.

 

 

2. Marketing & Advertising

 

 YFDS will create and maintain your rental home listing on our highly ranked website, www.lakesandhillslodging.com.... AT NO COST TO YOU. We will also list your home on other popular, international home rental websites.  We have advertised in the Lakes & Hills Publication and website for two years now, as well as in

101 Things To Do Magazine.  Print advertisements in magazines (and tourism    books), brochures in all nearby chambers and tourist “hot spots”, host web page and additional links, mass direct mailings and emails to past customers, etc…

 

 

 

3. Accommodating Lake Home Guests

 

 YFDS not only takes the reservation, processes necessary paperwork and collects rental monies, we also help them with any questions, needs or issues they may have before, during or after their stay. We offer tourism information, driving directions, specific house information, etc, before they arrive. Most rental bookings have, on average, 3-5 phone calls before their stay. They will know everything about the rental home (we believe honest salesmanship helps all in the long run), the policies and rules, where the home is on the lake (type of waterfront, docking issues), closest grocery store, etc all before they arrive. We also help renters during their stay, and, most importantly, WE ARE LOCAL. Therefore, if they lock themselves out of the home, need a propane tank or extra toilet paper, need an extra table for a family dinner, etc…we will arrive in minutes to help. We also coordinate emergency repairs (we have our own list of dependable vendors, on-call plumber and a/c and general maintenance man) and meet them at the home if necessary. 

 

 

 4. Accommodating Our Homeowners 

 

 When we first visit with you, we will offer our rental expertise and suggestions in getting your home “rental ready”, as we like to call it.  We will even decorate your home, purchase furniture, and/or coordinate installations, repairs or deliveries, all before the first rental even takes place! Our staff housekeepers will also do a deep cleaning on your home before we rent it out. YFDS believes in maintaining a high level of quality in all of our homes, to all of our guests. Every home we rent should be kept very clean and have all

 

plumbing, electrical, septic, sprinkler systems, etc in good working order for each rental. Because we manage each property we rent out, we are able to control our guest’s rental experience, creating a large list of return customers and good business reputation.  We also check your home before and after each stay and document all damages, needed repairs, needed supplies, etc. We collect damage deposits from all our guests

 

 

and will charge them for any major damage or broken items. If any issues arise in collecting damage or rental monies, we also handle that. In addition, every month, you will get a monthly report listing all the rentals for the past month, along with the renter contracts, credit card receipts, expense receipts and invoices from any vendor work.

 

 

ADDITIONAL FACTS…

 

  • Did you know that most companies that manage vacation rental properties can charge up to 50% commission?  Your Front Desk Services, LLC charges 26% commission on each rental, for all the services we have listed above.

 

  • We are family owned and operated and have lived on Lake LBJ for over 13 years.  We have been in the Lake LBJ lake home realty business for over 10 years. We also provide realty services under “CVIII” Conrad Vernon, Realtor (830-613-6384).

 

  • Typically, homes will rent 80 to 140 days per year, depending on how much and when you choose to use it. Rental fees range from $275 per night to $650 per night, depending on the size, age AND LOCATION of the property.

 

  • What is the IDEAL LAKE HOME RENTAL?  Typically, the homes that rent the most are larger (4 to 5 bedrooms), on good waterfront (open water, Colorado, Llano Arms or larger coves), have a boat dock w/ lift and jet ski ramp, additional indoor entertainment (pool table, foosball, pinball), newer homes OR have been newly remodeled, and are priced just right.

 

  • On supplies, special advertising deals we will split the cost with all our clients.  Most homeowners by themselves cannot afford large print ads, etc…but with Your Front Desk Services, LLC…you can!

 

  • We have purchased, remodeled and sold several lake front properties on our own.  We can provide consultation and/or services for: Home remodeling, home decorating, landscaping, etc. 

 

  • Just right now, these are just a few things we are doing right now for our homeowners

 

    • Looking at Lowe’s and Home Depot for hover fans for a covered porch
    • Disassembled and took out two sets of bunk beds, purchased a queen bed as a replacement, sewed curtains and purchased bedding for a homeowner
    • Just booked two rentals (both for 7 nights each) at two of our 4 bedroom homes…bringing in almost $10,000 in one day. 
    • Met a renter at a home to tour through.
    • Took “UPDATED” pictures for one of our homes…they added a few things inside AND needed some spring shots with greener trees, etc.
