1. AGREEMENT: Your Front Desk Services, LLC. and Tenant agree as follows: Above
Tenant is an adult and will be an occupant of the unit during the entire
reserved period. Other occupants will be family members, friends or responsible
adults. Use of the premises will be denied to persons not falling within the
foregoing categories, and as a result they would have to vacate the property
immediately without any refund. No keys will be issued to anyone who is not an
adult.
2. PETS: We only allow pets at some of our locations (please inquire) and an
additional
$300 pet deposit is also
required. You MUST clean up after your pet. That includes properly disposing of
all waste material. If any waste material is found on the property, a portion
of your pet deposit will not be refunded. You must also maintain control of
your pet at all times, and NEVER leave a dog unattended. If you are leaving for
the day and don't want to take the dog with you, you must put it in a local
kennel or find alternative solutions to leaving the dog alone at our property.
(If you are renting our property on a month to month basis, it is acceptable to
leave your pet at the home while you are away). You must clean the home to the
same level it was when you arrived; meaning pet hairs should not be visible.
Any complaints from neighbors regarding excessive noise or other nuisances may
be cause for immediate termination of the lease
and
forfeiture of the tenant's entire security deposit.
3. SECURITY DEPOSIT: Please refer to property listing for security
deposit amount. The security deposit must be paid with credit card. The full amount will be held on your credit
card and is due WITHIN 10 DAYS of making your reservation. Your security
deposit is fully refundable within 14 days of termination of occupancy provided
that real and personal property are in the same condition as when occupancy
commenced and all terms of this agreement are met. Tenant is liable for all
replacements and repairs that are outside what is considered normal wear and
tear.
4. INJURY AND LIABILITY: LANDLORD/OWNER (Your Front
Desk Services, LLC and the homeowner) SHALL NOT BE RESPONSIBLE FOR ANY DAMAGE
OR LOSS OF TENANTS PERSONAL PROPERTY. THE TENANT HEREBY AGREES TO RELEASE AND
INDEMNIFY THE LANDLORD/OWNER FROM AND AGAINST ALL LIABILITY, SHOULD ANYONE
(OVERNIGHT GUEST, DAY GUEST, PET) BE INJURED UPON THE PREMISES DURING THE TERM
OF THIS AGREEMENT, RESULTING FROM ANY CAUSE WHATSOEVER. Tenant understands that
there are special risks that may be involved in using special features such as
the boat dock, swimming, water sports and using other areas of the property.
Tenant agrees to explain the risks to any guest they may have at the property
and to be fully and solely responsible for any accidents their guests may
incur. Tenant understands above risks
and agrees that they will assume all responsibility for themselves and guests
for the consequences of those risks.
5. PAYMENT SCHEDULE: All payments must be received as stated
below for your reservation to be valid.Rental
Quotes are subject to change upon YFDS miscalculations, change in # of guests,
added pet or extra cleaning fees (See Section 12 on cleaning information).

6. CANCELLATION POLICY: Should you wish to cancel
this reservation, notice of cancellation MUST BE IN WRITING and received prior
to the check-in dates described below.
- IF CANCELLING
MORE THAN 30 DAYS BEFORE CHECK-IN DATE: You must notify us (via
mail as specified above) 30 days before check-in date to receive a full
refund on your reservation deposit minus cancellation fee.
- IF
CANCELLING WITH-IN 30 to11 DAYS BEFRORE CHECK-IN DATE you will be expected to forfeit your first
night’s stay, including applicable taxes.
- IF CANCELLING
10 or LESS DAYS BEFORE CHECK-IN DATE you will be expected to forfeit 50% of your rental fee, including
applicable taxes
- IF
CANCELLING ONCE YOU HAVE CHECKED INTO THE HOME: If you
have checked into the home and have a reservation of 1 night or more and
decide to terminate your reservation and not fulfill your reserved dates,
you will not be refunded the rental balance, nor the rental deposit – See
“HOLD HARMLESS” section for more information.
- All cancellations will be
charged a $75 cancellation fee
- If we are able to
re-rent the property to someone else at the same rate, for the same
period, you will only be charged the $75 cancellation fee.
7. SLEEPING CAPACITY/DISTURBANCES: Tenants and all other
occupants will be required to vacate the premises and forfeit the rental fee
and security deposit for any of the following: A. Occupancy exceeding the
sleeping capacity stated on the reservation confirmation. B. Using the premises
for any illegal activity including, but not limited to, the possession, serving
or consumption of alcoholic beverages by or to persons less than 21 years of
age. C. Causing damage to the premises rented or to any of the neighboring
properties. D. Any other acts which interferes with neighbors' right to quiet
enjoyment of their property. E.) Violation of the 10:00 PM “no loud outside noise or
music” rule.
8. HOLD HARMLESS: Your Front Desk Services, LLC
and the home owners do not assume any liability for loss, damage or injury to
persons or their personal property. Neither do we accept liability for any
inconvenience arising from any temporary defects or stoppage in supply of
water, gas, electricity or plumbing. Nor will Your Front Desk Services, LLC
accept liability for any loss or damage caused by weather conditions, natural
disasters, acts of God, or other reasons beyond its control, i.e. flooding,
debris in water caused by weather, or any conditions caused by acts of God.
9. HOT TUB & PATIOS: Tenant hereby acknowledges
that if the property they have reserved includes a hot tub, the undersigned is
fully aware that the hot tub and surrounding patio/deck can be dangerous, that
the deck/patio can be slippery when wet, and that injury is likely to occur to
anyone who is not careful. Tenants should observe and adhere to all rules and
policies as posted at the property. With full knowledge of the above facts and
warnings, the undersigned accepts and assumes all risks involved in or related
to the use of the hot tub and patio areas.
10. CHECK IN: Check in time is 3:00
PM.
Non-negotiable. House key information is on the specific “house confirmation”
stated below. Keys WILL NOT be issued with a balance owing or without a signed
rental agreement in the owners, or owner's representatives, possession.
11. CHECK OUT: Check out time is 11:00
AM.
THERE IS AN EXTRA CHARGE FOR LATE CHECK OUT AND PRIOR APPROVAL IS NEEDED.
Please leave all keys at the location. A $50 hour fee will be charged for each
hour (or portion thereof) past the required check out time. A $25 per item fee
will be charged for each lost key.
12. CLEANING: Each property will be
inspected, sanitized and cleaned after your
departure.
The cleaning fee you have paid will provide for four hours of normal cleaning
so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to
leave the property in the same general condition that you received it by making
sure, dishes are done and put away or put in dishwasher and started, all trash
is taken out of house and put in trash bins and the home is generally picked up
and ready to be vacuumed, dusted and sanitized. If additional cleaning is
required, appropriate charges will be deducted from your security deposit at the
rate of $25 per hour.

SIGNATURE CONFIRMS AUTHORIZATION, FOR YOUR FRONT DESK SERVICES, LLC TO CHARGE
VISA, DISCOVER, MASTER CARD, OR AMERICAN EXPRESS ACCOUNT #____________________________ WITH AN EXPIRATION DATE
OF________________FOR THE REQUIRED SECURITY DEPOSIT,
AND THE FIRST NIGHT’S STAY TO CONFIRM THE RESERVATION, AND THEN SUBSEQUENTLY
THE REMAINING BALANCE TO COMPLETE FULL PAYMENT OF SAID RESERVATION. ALSO NOTE
THAT YOUR CREDIT CARD WILL BE CHARGED ANY EXCESS CHARGES ABOVE YOUR SECURITY
DEPOSIT IF DEEMED NECESSARY FOR CIRCUMSTANCES DESCRIBED IN THIS AGREEMENT.
14. PAYMENT BY CHECK: If the Tenant pays by check
rather then credit card, and the
check
is returned for NSF there will be a $50 service charge. Keys will not be issued
until
the
check has successfully cleared the bank. Checks should be made payable to Your
Front Desk Services, LLC. You can pay for your rental deposit via check or the
rental balance, which is due within 10 days of your check-in date.
15. MAILING ADDRESS: This signed agreement along
with a cleaning check and rental deposit, if applicable, should be mailed to
the following address: YOUR FRONT DESK SERVICES, LLC. 2907 Mormon Mill Road, Marble Falls, TX 78654.
16. RENTER QUALIFICATIONS: YFDS does not rent to groups of unrelated younger
adults. Each home is owned by a private, single homeowner and has the right to
refuse rentals to anyone, of any age, at any time.

WITH
THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
