Description:

Lake Cottage at Little Harbor is perhaps the most comfortable and inviting spot on the east side of the Upper Colorado Arm of Lake LBJ in the beautiful Texas Hill Country.  This property has THREE BEDROOMS TOTAL, with a MAIN HOUSE with two bedrooms and 1 ½ baths, a GUEST COTTAGE with a bedroom, kitchenette, living area and bath and a BUNK HOUSE with four twin beds…perfect for those kids who like to “camp” at the lake.

The Main House and Guest Cottage are very close together, connected by the Bunk House and a small breezeway. All three "units" (Main House,Guest Cottage and Bunk House)are sold together as one property, for a very economical price! Priced lower than most other three bedroom waterfront homes, Lake Cottage at Little Harbor also has the fun, campy Bunk House with twin beds, an oversize, grassy, shaded lot with lots of Oak and Pecan trees and a fantastic covered porch.

Both homes on the property are newly renovated and professionally decorated with a rustic, lake home charm.  Unique accents such as artfully painted kitchen cabinets, concrete countertops, and antique décor throughout such as rugs, quilts, paintings and knick knacks add a wonderful, comfortable feel to the home.

Located between Burnet and Kingsland, this waterfront lake home provides fun in the sun and water and is close to many sight-seeing adventures such as Longhorn Caverns, Inks Lake State Park, Devil’s Waterhole and only a short drive from Fredericksburg, Johnson City and many other wonderful Hill Country towns.


Amenities:

MAIN HOUSE (Sleeps 6 with 1 ½ baths):

Kitchen:  A gourmet kitchen with stainless steel appliances, concrete countertops, deep double sink and window overlooking the water.  This kitchen is stocked with spices, and loads of dishes, bowls, pitchers and a few extras!  A small antique table sits in the middle providing extra counter space or extra seating for meals.

Living Area:  A stone fireplace and window seat looking out to the water are the unique features of this cozy room.  A sleeper sofa, coffee table, buffet, chair and table for games or meals equips the room nicely.  Double glass doors lead out from the living area to the covered two-tiered deck overlooking the water and large grassy lawn.

Bedrooms:

The Master Bedroom has a queen bed, rocker and dresser.  The second bedroom has a queen bed, setee and desk.  Both rooms are comfortably decorated with quilts, beautiful throw pillows and rugs. 

Bathrooms:

The Master bath has a standup shower, sink and vanity.  The second bath is a half bath with sink, commode and vanity.

Outside:

The covered two-tiered back porch is where everyone will gather during the hot, lazy summer afternoons.  Drink a refreshing glass of lemonade in a rocker or snooze in the hammock.  An antique wooden table provides seating for outdoor meals or board games.  Off to the side of the porch is another covered sitting area for barbecuing, chatting and roasting marshmallows. 

The large grassy lawn, shaded by large pecan trees, leads to steps down to the covered boat dock and grassy peninsula. The “little harbor” protects the boat and swimmers from watercraft traffic.

GUEST COTTAGE  (Sleeps 4, 1 bath)

The Guest Cottage is next to the Bunk House (which sits in between the Main House and Guest Cottage). It has a bedroom with a queen and twin with trundle, a shower/tub bath with sink and vanity.  A cozy living area has a great view of the lake from the sliding doors and also has a television . The kitchenette has a sink, microwave, coffee maker, cabinets and countertop, perfect for a small meal or cup of coffee in the morning…without having to go to the Main House. There is also a porch off of the living area with patio furniture.

Location:

Lake Cottage at Little Harbor is located in Hoovers Valley, off of Park Road 4. Inks Lake State Park is only a few minutes drive from Lake Cottage at Little Harobr, where you can hike, relax at the beach, rent a canoe or visit the famous Devil’s Water Hole. Hoovers Valley is approximately 10 minutes from Burnet and Kingsland and 20 minutes from Marble Falls. It is about 60 minutes northwest of Austin and 80 minutes north of San Antonio.

Base Rates includes 10 Guests for Main House and Cottage. Max Occupancy at all times including day guests is 12.
Stay 5 nights or more and get a weeknight free.

Main House & Cottage:

$500 refundable damage deposit
6% State and 5% County Taxes will be added
One-time cleaning fee of $150(non-negotiable)
Holidays & Holiday Weekends (Thanksgiving, Christmas, New Years, Memorial Day, 4th of July and Labor Day) $50 more a night, maximum of 3 nights for holiday charge.

Remaining balance is due 10 days before check-in. Rates are subject to change unless you are confirmed. We reserve the right to refuse reservations. 2 night minimum required for Spring/Summer rates, 3 night minimum required during Holidays. Please read our rental agreement contract before booking.
