The Lake LBJ Beach House is a newly remodeled one-story, two-bedroom home in Kingsland on the Llano Arm of Lake LBJ. The Llano River is part of The Highland Lakes and joins the Colorado from the northwest, creating the Llano Arm of Lake LBJ. The Llano is shallow in some spots, creating inviting beaches, however the back side of the river is deep enough to boat and jet ski. Although there isn’t a dock at the Beach House, a new channel was dredged in Spring 2008 making it easy to beach your boat or personal watercraft.

Description: You don’t have to drive to the coast or break the bank to have a beach house vacation! At the Lake LBJ Beach House, everyone - adults, kids and dogs - will love to run through the shallow water, skip rocks, fish or dive into its deep waters. Your own private beach awaits you! Although this is a two-bedroom home, the Lake LBJ Beach House is very spacious and can sleep up to 8 in beds, with a 10 guest capacity. It also has two full bathrooms, open layout with spacious kitchen, separate laundry room, living, dining AND sitting area… very unique features for a two-bedroom home! NEWLY REMODELED IN 2008! Both the inside and outside of this home has been updated with new windows, flooring, moldings, lighting, furnishings and paint. In addition, the beach area has been leveled and the shoreline has been cleaned. As you walk in the front door, you will notice the open layout of this charming home – the dining room, sitting area with fireplace, kitchen and living area all in one glance. The brushed cement and faux hardwood floors, mixture of modern, antique and custom made furniture and bright, freshly painted walls make this home unique, comfortable and fun. The dining area has a large, custom built table…great for meals and games with seating for up to 8. To the left of the dining area is a hallway leading to the two bedrooms and one full bath. Further in, the kitchen is on the right with plenty of counter and cabinet space, all the basic appliances and a table with seating for four. In all, you can sit 10 guests at once for meals! Enjoy a book or coffee in the sitting area next to the kitchen. Step down to the family room to enjoy satellite television and views of the water through the large picture window and French door. Step down again to the “mud room” where kids and pets can shake off the remaining sand. The second full bathroom is off of the living area with the vanity and sink in one room and shower and commode in another.
BEDROOMS: The Master bedroom has a wonderful view of the beach, water and Packsaddle Mountains. A queen size bed, dresser, satellite television, ceiling fan and large closet complete this room. The second bedroom has two double/twin bunk beds with sleeping for 6! In all, you can sleep 8 guests with a 10 guest capacity! BATHROOMS: The first bathroom, between the two bedrooms, has a shower/tub combo and sink with vanity. The second bathroom is off of the living area, with tiled floors, large stainless steel sink and a separate room for the standup shower and commode…a great place to rinse off the sand and lake water!
OUTSIDE: Perhaps the most attractive feature of this home is the beach – one large sandy playground of sun and fun! Skip rocks, look for shells, wade, float or splash around in the shallow waters. Swim out to the sand bars and wave to the people on the beach! You can also beach your boat or jet ski on the newly dredged channel. Across the water, is a breathtaking view of the natural Texas hill country and Packsaddle Mountains.
The Lake LBJ Beach House is located in Kingsland, TX right off of Hwy 1431. Local entertainment is only a few miles away – public golf courses (Packsaddle and Inks Lake State Park), tourist attractions such as the Longhorn Caverns and the Devil’s Water Hole at Inks Lake State Park and local wineries such as Lost Creek. The Kingsland Slab is also a great swimming hole that is just minutes away! If you are coming from the house, go left on Hwy 1431 and then take another left on FM 3404. You’ll see it a couple of miles down. You can also shop in Marble Falls, only 15 minutes away down Hwy 1431. The Lake LBJ Beach House is only 60 minutes northwest of Austin, 90 minutes north of San Antonio, 3 hours south of Dallas/Ft. Worth and 3 ½ hours west of Houston.
